If your building has only its original roof, most building codes will allow a second roof to be installed over the original roof. This will eliminate the expense, inconvenience, and disposal of tearing off the roofing materials down to the decking.
Roof Coatings can be a viable alternative to full replacements as well. From a financial perspective, roof coatings cost approximately half as much as a full replacement and include tax benefits. A roof coating is treated as maintenance and may be depreciated the first year. Frequently, a commercial property will already have two roofing layers. Most building codes will not allow a roof to exceed two layers in thickness, so when this occurs a roof coating becomes a viable and economic alternative.
